Buying a home in GTA is near impossible these days if you’re not a millionaire. Fortunately for you, there are still small pockets where buying a home that won’t take a million is still possible. A recent Toronto Life article named the neighbourhood of Oakville as one of those last affordable areas.
Now, it isn’t a secret that Oakville is not considered as one of the Canadian cities with affordable housing by most people. After all, the aggregate price of Oakville homes (considering condos, two story homes, bungalows, and other home types), is at $1,145,644. There are some pockets of Oakville though where homes can be bought for less than a million.
Where?
Enter the neighbourhood of West Oak Trails.
West Oak Trails
Toronto Life’s Steve Kupferman describes West Oak Trails as one of those areas where it is possible to purchase a half-decent home that’s also near a school for less than a million.
West Oak Trails was named as number 7 in Toronto Life’s list of 20 GTA neighbourhoods where a family can get a home for around a million or less. The best part is that the nearby public schools, West Oak, Forest Trail, and Emily Carr, have excellent reputations.
West Oak Trails don’t lack for green space and bike trails unlike other suburbs. Walkways are also present in the green spaces so you can walk your pet or enjoy a morning jog amidst nature.
Affordable Homes Spotted
Toronto life spotted 3 houses at West Oak Trails that are under the million mark in recently completed sales. One is a detached two-storey four bedroom home along Stratus Drive that was listed for$ 999,999 but was sold for just $993,000. There was a two-storey townhouse on Carberry Way with three bedrooms that was sold for $810,000 although listed for $839,000. And lastly, a three bedrooms two-storey townhouse along Lazio Lane was sold for the listed price of $588,888. Certainly these are not the only ones that are wallet-friendly!
It should be noted that Toronto Life defined the area as a hot neighbourhood owing to it having good-sized homes in a safe neighbourhood that are near decent schools and plenty of green spaces plus good transport for commuters.
The Most Affordable GTA Neighbourhoods List
The list of affordable neighbourhoods in GTA was curated by Toronto Life based on real estate data gathered from across GTA with consideration placed on information from residents and brokers. The researchers for the list examined access to schools, shopping areas, parks, and transportation going to downtown Toronto to come up with the list of the best places to live that have homes under a million dollars.
Other hot neighbourhoods in the GTA include West Rouge, Mimico, The Junction Triangle, Eglinton East, Central West Ajax, and Northwest Brampton. More are listed at the Toronto Life article.
