According to the Canadian Real Estate Association, national home sales were essentially flat in March, while new listings edged down as well. A meaningful number of homeowners have chosen to wait. Some are holding onto favourable mortgage positions, others are watching broader economic signals, and many are simply taking a more measured approach to long-term decisions.



The result is a market with real opportunity on both sides, shaped largely by who has chosen not to participate yet.

Total listings remain below the historical average for this time of year, which means well-positioned homes in established neighbourhoods are still limited.
